Consultancy & Reporting

Independent reports, written to be relied on.

Our reporting is grounded in the NCC, Australian Standards and the Home Building Act. As building disputes and warranty claims grow, owners, strata committees, developers and lawyers rely on reports that are clear, defensible and tied to a practical path to rectification.

Engineers Reports

On-site assessment and diagnosis of building-related issues, followed by a clear description of the defect and engineering recommendations for the most appropriate course of action. Suited to structural concerns, cracking, movement and serviceability questions.

2 & 6 Year Defect Liability Reporting

Assessment of minor and major defects across a building, typically commissioned by owners before the builder's statutory warranty periods lapse, so issues are captured and served for rectification. Defects are assessed against Section 18B of the Home Building Act 1989 (NSW), Australian Standards, the NCC and the NSW Fair Trading Guide to Standards & Tolerances.

Building Condition Reports

A full audit of a building's common property, categorising existing defects so owners can decide which items require attention and the timeframe in which works should be carried out. A practical basis for capital works planning and prioritisation.

Leak Investigation & Reporting

Diagnosis of water ingress defects, pinpointing the source of entry, followed by a report setting out findings and recommendations. Where required, investigation can include targeted testing to confirm the path of ingress before rectification is designed.

Dilapidation Reports

A record of the structural condition of properties adjoining a development site prior to the commencement of works. Interior and exterior photographic evidence is compiled into a report that documents existing condition, providing valuable protection for all parties should a dispute arise.

Causation Reports

Research and documentation of the cause of a particular outcome or event. Involves gathering and analysing site data and relevant building information to establish why a problem has occurred, so the root cause, rather than the symptom, can be addressed.

Scope of Works

Defects compiled into a single document with a method of rectification for each item, so an owner understands what each repair involves. The scope also provides a common point of reference for contractors to price against, ensuring a like-for-like, "apples for apples" tender comparison.

Expert Witness Reports

Documentation of defects and non-compliant building works to be relied on as evidence in building disputes before NCAT. Prepared with the objectivity and structure expected of expert evidence.
